As the real estate market has heated up over the years, the quality of many real estate agents has seemingly deteriorated. Many have hopped on the bandwagon with little experience. Many feel that placing a sign in your front yard and placing the home in the Multiple Listing Service constitutes a marketing plan. Many seem to disappear once they receive a listing.

Now that the market has slowed down somewhat, those newer agents are just beginning to learn that you must actually be a "marketing agent" rather than a "listing agent". Entering a home into the computer does not automatically turn that listing into a sale.

The fact that over 80% of buyers begin their search on the internet means that your listing must be marketed aggressively online. You must demand a strong internet campaign by your real estate agent.

  • All Internet presentations are not equal. The ones that use evocative Tours will attract many more potential buyers. That, in turn, can shorten selling time and improve the chance of getting the best price.
  • Weak Internet presentations will shrink the audience of prospective buyers by 50% or more. People 45 and under, who rely soley on the Internet, may not even see your home. They don’t read newspapers or magazines. Your home will be invisible to them.
  • Internet presentations that communicate emotion will attract more people than those that simply present information. It’s a behavioral fact that mere information doesn’t stimulate action. Emotion stimulates action.

I don't just list a home and hope someone else sells it. I have a marketing plan of action that keeps you informed while I get the results you want. I try and give my clients what they want:

  • You want to accomplish the sale with least amount of inconvenience and annoyance
  • You want the transaction to go smoothly and swiftly
  • You want to be kept informed at all times about the transaction

Most people have two major questions in regards to the sale of their home: 1) How much can you expect to receive? and 2) How long is it going to take to sell?

The answers unfortunately, are a combination of several factors, many of which you control, some in which we control together, and many that no one can control. I try and concentrate on those that can be controlled, such as proper pricing, aggressive marketing and precise negotiations. The result is receiving the highest price in the shortest amount of time with a painless transaction!
