When you contact a traditional real estate agent and you tour potential homes, that agent is the “sub-agent” of the selling agent. They aren’t working for your best interests, despite the fact that they might be showing you several different properties listed by several different companies. They are technically working for the seller, not you.
You may have seen a small disclaimer used by many real estate companies:
All Brokers/Salespersons represent the seller, not the buyer, in the marketing, negotiating and sale of property, unless otherwise disclosed.
Buyer agency is a contractual relationship with a real estate agent, in which that agent gives their fiduciary trust to represent the best interests of the buyer in the real estate transaction.
Anything you tell your Buyer Agent remains confidential. They negotiate in your best interest.
